Section 16.36.020 Permitted uses.

    The following buildings, structures and uses of land shall be permitted in the R-1 zone upon compliance with requirements as set forth in this title:
    A.    One (1) family dwellings and accessory buildings, including a private garage for the storage of vehicles owned by persons residing on premises, greenhouses for private use only, private swimming pools and arbors;
    B.    Home occupations in accordance with Chapter 16.22 of this title;
    C.    Public parks, public recreation grounds, not including privately-owned amusement parks or recreation grounds;
    D.    A signboard not exceeding eight (8) square feet in area, appertaining to the lease or sale of property; also nameplates in connection with dwellings or offices of professional persons not exceeding two hundred twenty-six (226) square inches in area and constructed and maintained in harmony with the residential character of the zone;
    E.    Fences, walls and hedges which do not exceed seven (7) feet in height; provided, that no fence, wall or hedge shall exceed four (4) feet in height within the required front or side yard that fronts on a street except when authorized by a conditional use permit;
    F.    Planned residential unit developments, subject to the requirements for such uses as set forth in Chapter 16.16 of this title;
    G.    Schools and churches;
    H.    Public utility buildings and facilities, subject to the approval of the Planning Commission;
    I.    Temporary buildings for storage of construction materials and equipment incidental and necessary to construction uses otherwise permitted in the zone. A permit therefor shall be valid for not more than one (1) year and shall not be renewable for more than two (2) successive periods at the same location.
    J.    Household pets not to exceed a combination of four (4) pets over the age of four (4) months.  
    K.    Day care nursery's which have been approved by the State Health and Welfare Department and are eligible for licensing by the State.
    L.    Low powered radio service antennas that complies with the following:
    1.    Must be an accessory use to the main use of the property;
    2.    Less than thirty-five (35) feet in height as measured from the ground level;
