Section 16.46.040 Manufactured home subdivisions--Site development standards.

    The following site development standards apply to manufactured home subdivisions:
    A.    Minimum area: four (4) acres;
    B.    Minimum lot size: seven thousand (7,000) square feet;
    C.    Minimum lot width: seventy (70) feet;
    D.    Minimum yard setbacks:
    1.    Front: twenty-five (25) feet, except for lots on the periphery of a manufactured home subdivision abutting a different land use. In such cases, a greater setback may be required as part of the Planning Commission review.
    2.    Side:
    a.    Home: Eight (8) feet on each side, except for lots on the periphery of a manufactured home subdivision abutting a different land use. In such cases, a greater setback may be required as part of the Planning Commission review,
    b.    Accessory building: Six (6) feet, except one (1) foot if located at least six (6) feet from the rear of the  manufactured home and at least six (6) feet from the home of the adjacent lot,
    3.    Side facing street on corner lot: fifteen (15) feet,
    4.    Rear:
    a.    Home (dwelling): twenty-five (25) feet,
    b.    Accessory building: one (1) foot, except five (5) feet where accessory building rears on side yard of adjacent corner lot;
    E.    Lot coverage: no main structure and accessory structures shall cover more than sixty (60) percent of the lot area;
    F.    Building height:
    1.    Minimum: one (1) story,
    2.    Maximum: one (1) story or eighteen (18) feet. (PZSC § 03-23-004)
