Not less than ten (10) percent of the gross area of the  manufactured home park shall be set aside as playground or recreation area for the use of the occupants. The land covered by vehicular roadways, sidewalks and off-street parking shall not be construed as part of the area required for parks and playgrounds. (PZSC § 03-27-001 (4) (C))(Ord.
